  • Dynamic Pricing: We utilize dynamic pricing; therefore, rates and availability may change multiple times daily without notice.

  • Not a Contract: The display of a unit or price on this website does not constitute a legal offer to lease. A binding agreement is only formed upon the full execution of a written Lease Agreement by all parties.

2. Promotions and Incentives

Any advertised specials (e.g., "Monthly Rent Discounts," "Free Rent," or "Reduced Fees") are subject to the following universal conditions:

  • Qualification: Incentives are only available to new residents who meet specific credit and background criteria.

  • Selection: Promotions may apply only to specific units, floor plans, or lease terms (e.g., 12+ months).

  • Verification: Employer-based discounts (Medical, Military, Police, Education) require current, third-party verification.

  • Expiration: We reserve the right to modify, jump-start, or terminate any promotion at any time without prior notice.

3. Accuracy of Visuals and Amenities

  • Unit Variations: Floor plans and "Virtual Tours" are representative sketches. Actual unit square footage, finishes (flooring, appliances, cabinetry), and views may vary significantly from the images displayed.

  • Amenity Availability: References to community amenities (pools, gym, bark park, etc.) are subject to seasonal availability, maintenance closures, or ongoing construction/renovation schedules. We do not guarantee the 24/7 availability of any specific amenity.

4. Lead Generation & Automated Communication

By submitting a contact form or initiating a "Text Us" request, you provide express written consent for The Morgan at Ocala Apartments LP and its management affiliates to:

  • Contact you via automated technology, including email, SMS/text messaging, and phone calls, even if your number is on a "Do Not Call" registry.

  • Use your data to provide property updates, marketing materials, and follow-up communications.

  • Opt-Out: You may opt-out of SMS by replying "STOP" or email by clicking "Unsubscribe." Standard message and data rates applied by your carrier are your sole responsibility.

5. Third-Party Portals (ResMan)

This website acts as a gateway to our property management software, ResMan. While we link to these portals for your convenience, we do not control their uptime, security protocols, or technical accuracy. Your interaction with the ResMan portal is governed by its own respective terms and privacy policies.

6. Limitation of Liability

To the maximum extent permitted by Florida law, Arbor Place ROI LP and its owners, managers, and employees shall not be liable for any errors, omissions, or "out-of-date" information on this website. You agree that your use of this site is at your own risk.

7. Fair Housing & Governing Law

We strictly adhere to the Federal Fair Housing Act. These terms are governed by the laws of the State of Florida. Any legal proceedings shall be conducted exclusively in the courts of Marion County, Florida.
